Brand new raised ranch nears completion
A resident since 1957, and a builder here since 1981, Louis Panny knows a thing or two about creating beautiful Mahopac homes.
As with many craftsmen, Panny comes from a long line of builders.
"My father was a plumber and a builder, and he taught me everything. It was really on the job training," said Panny, laughing. A family man himself, he is not sure if his children will follow in his footsteps the way he followed in his father's. "I have four daughters, so I'm not counting on them going into the building industry," he said. "But you never know."
Working for SMP Builders, Inc., all of Panny's homes are high quality and affordable. The company maintains contact with the buyers to ensure they are never left in the dark about a project, and gives great service to all their clients. Panny often builds raised ranch style homes because it is a popular and affordable option for many families. "I wouldn't say any one of our projects stands out over the others," he says, "because we treat each one of them the same. We put the same care and quality into each one."
For new homebuyers in Mahopac, he suggests contacting the Putnam County Department of Consumer Affairs, and asking them for a report on their contractors. The department keeps records of violations and problems, and is an excellent resource for checking up on builders.
"I tell all my customers to look me up there. I have a good record with them, of course, or I wouldn't mention it," he said. "We've been in business for a long time, and have no violations. We stand behind all our work."
The latest of his high-quality creations is 22 Hazel Hill Road. Still in progress, the three-bedroom raised ranch is well on its way to completion, and is ready to find its inaugural buyers. The home features an open floor plan and is situated on one acre of private and secluded land, which lets in plenty of sun through rounded windows to each of the rooms, including the basement family room. Only two miles from the Croton Falls train station, 22 Hazel Hill Road is perfect for a commuting family.
Featuring large rooms and plenty of space, the house has bright hardwood flooring throughout, which makes the space feel even bigger and more sunny. The kitchen is customized and features brand-new appliances, while the dining area opens out onto an outdoor patio. The large formal living room features enormous windows and vaulted ceilings to add even further to the sense of space. A fireplace helps to create a cozy feel, even among so much space. For a more casual experience, the finished basement holds a 900 square foot family room.
The bedrooms in the home are equally spacious. The master bedroom suite features a full bathroom and double closets. Two other bedrooms are also large in size, as are the other two full bathrooms, one upstairs and one downstairs. With a variety of other amenities, including central air, a two car garage, and separate utility and laundry rooms, 22 Hazel Hill Road is perfect for a family looking for a new house with all the comforts of home.
And, of course, it's a home that Louis Panny is proud of creating. "It's always nice to see the product at the end and say, 'I did that,'" he said. "Every builder, anyone who does anything with their hands, loves knowing that this will be around for a long period of time."
